RERA Registration and Compliance Advisory
What we do
Project registration and extension
Preparing the application, project details, disclosures and supporting documents for registration, and managing extension requests when timelines move.
Periodic updates and annual filings
Regular project progress updates and annual financial filings in the format the state authority prescribes, so the project page shows current, consistent data.
Escrow account and withdrawals
RERA requires that 70% of money received from buyers is kept in a separate designated account, with withdrawals linked to project progress. We set up the tracking, and the practising CA certificate is issued through PSP & Associates.
RERA compliance health check
A review of registration status, disclosures, agreements, fund flow and filings, with a prioritised list of gaps before a complaint or inspection finds them.
Agent registration and renewal
Registration and renewal for real estate agents, and guidance on the conduct rules that apply to them.
Complaint and notice response
Reviewing complaints and notices, collating project records and drafting the factual response, in coordination with your legal counsel.
Project-wise tax support
GST on construction and sale, income tax on project profits and joint development arrangements, linked to the RERA numbers so the two never disagree.
Project financial reporting
Cost-to-complete, collections versus construction progress and fund tracking, delivered as a monthly report for promoters and lenders.

Frequently asked questions
Which projects need RERA registration?
A project must be registered if the land proposed to be developed exceeds 500 square metres or the number of apartments exceeds eight, counting all phases. Projects that had not received a completion certificate when the Act came into force are also covered as ongoing projects.
What is the 70% escrow rule?
Under the Act, 70% of the amounts realised from buyers for a project must be deposited in a separate designated bank account and used only for the construction cost and land cost of that project. Withdrawals follow certification of project progress.
What filings does a registered project have to make?
State authorities require regular project updates and annual audited financial information in their prescribed formats. Frequency and formats differ by state and change over time, so we confirm the current requirement before each filing.
Can an agent work without RERA registration?
No. A real estate agent who facilitates the sale of units in a RERA-registered project must be registered with the authority and quote the registration number in dealings.
Who certifies fund withdrawals from the escrow account?
The authority's format requires certification by the project's engineer and architect and by a practising Chartered Accountant. The Chartered Accountant's certificate is issued through PSP & Associates.
What if my project is running late?
Delay can expose a promoter to interest payable to buyers and to action by the authority. We help prepare a realistic revised timeline, the extension request where eligible, and the communication to buyers.
